The payment test comes before the apartment tour. For a furnished stay, look past the listing headline and confirm details about the specific unit and agreement before committing funds.
Identify the person collecting payment
Ask whether the recipient owns the apartment, manages it under a written authorization, or acts for a registered accommodation business. Compare the contact name with the proposed contract and the bank account holder. A WhatsApp profile, listing badge or copied passport image is not sufficient proof that someone may accept a payment on the owner’s behalf.
Name the legal relationship first
A furnished apartment can be offered as an ordinary urban residential lease or as tourist accommodation; the label “monthly rental” alone does not establish the regime. Article 16 of Colombia’s Ley 820 prohibits cash deposits or other real security for performance obligations under urban residential leases. Tourist lodging is regulated differently. Before sending anything described as a security deposit, ask what contract is actually being offered and obtain qualified local advice where needed.
Never wire against a vague reservation promise
Request the exact address or an appropriately verifiable property identifier, your entry and exit dates, total rent and taxes, cleaning charges, cancellation terms and what any refundable amount covers. Save the signed agreement and itemized receipt. Be especially wary when an urgent transfer must go to an unrelated personal account or a new payment route that you cannot verify independently.
Do a small paper trail check
Ask for current property photos or a live walk-through, confirmation of the authorized occupancy and written instructions for key handover. If the host says the building prohibits visitors or check-in is informal, ask why. For properties presented as tourist accommodation, verify whether any applicable Registro Nacional de Turismo and building permissions are in order rather than assuming a short stay is automatically lawful.
Check before you pay
- Who is the legal owner or authorized manager?
- Is this residential tenancy or tourist accommodation?
- What does every upfront payment represent?
- Is the payee named in the agreement?
- What written receipt and refund terms will I receive?
