Start outside the apartment
Ask the viewer to show the building entrance, elevator, hallway and door before entering. That confirms the unit actually exists where claimed and reveals some access obstacles. Have the camera linger on window views and the street instead of panning rapidly through staged furniture. Ideally the person on the call is the one authorized to arrange the lease.
Test the amenities live
Ask for running hot water at the sink or shower, a toilet flush, working kitchen appliances and the laundry setup. Open kitchen cabinets and the refrigerator to confirm what stays. Have the agent show both the bedroom and the work surface. If there is an issue, document it in the written inventory rather than relying on a verbal promise to repair it later.
Check internet and daylight
Run a speed test from the spot where you would work, over the apartment’s actual Wi-Fi rather than a phone’s mobile connection. Ask what internet company and plan serve the unit and whether you can obtain the router details. Show the window orientation and natural lighting at the time of the tour, then verify with photos taken at other times if necessary.
Finish with the paperwork
A successful video tour is only a screening step. Confirm the contracting party, rental classification, occupancy limits, itemized amount, building permissions as applicable and procedures for refunds and check-in. Send the same checklist to each apartment manager so you compare like with like.
