Convert the listing into a monthly budget. For a furnished stay, look past the listing headline and confirm details about the specific unit and agreement before committing funds.
Separate included from excluded
Ask whether advertised rent includes administración, electricity, water, gas, internet, streaming services and weekly cleaning. Some furnished rentals bundle everything, while others bill utilities against a cap or actual readings. Never add an assumed allowance to an operator’s claim; request the billing method and realistic recent usage if available.
Count the start and finish costs
A monthly apartment can involve cleaning charges, booking-platform fees, an agency fee, a move-in registration fee or a refundable amount depending on the lawful contract type. Ask what is due before check-in, what is recurring and what is due only at departure. Treat security deposits with particular care: Ley 820’s urban residential protections are not the same thing as tourist lodging terms.
Understand currency and timing
If a quote is in Colombian pesos but you pay with a foreign card, your final home-currency cost can change with the exchange rate and payment processor. Ask if the invoice is fixed in COP or USD, who sets any conversion rate and whether transfer fees are absorbed by the payer or receiver. Never compare a COP quote with an estimated dollar headline without checking the conversion basis.
Choose a buffer, not a precise guess
Budget for normal living costs as well as the apartment itself, including groceries, transport, phone service and any laundry not supplied. A transparent itemized estimate is more useful than a suspiciously low monthly headline. Only the operator can confirm the price and availability for your exact dates.
Check before you pay
- Rent and administración included or separate?
- Utilities billed, capped or all-inclusive?
- Cleaning and agency fees itemized?
- Lawful upfront payment terms and refund triggers clear?
- Currency, conversion and payment processor known?
