Use dates and budget before neighborhood
An inquiry without check-in date, expected stay length and monthly budget cannot be matched reliably. Give your preferred start and latest acceptable start, the total monthly ceiling in COP or clearly stated currency, and whether you need a 30-day furnished product or a longer residential agreement. This prevents a manager from sending an attractive apartment you cannot actually book.
List occupancy and nonnegotiables
Include adults, children, pets, bedroom count and accessibility needs. Add remote-work requirements, parking, elevator, laundry and whether a visitor or caregiver will be present. Keep the list short and rank requirements; every extra filter can narrow options sharply.
Tell the agent what flexibility you have
Say whether you can move within a range of weeks, accept a different nearby neighborhood, spend slightly more for all-inclusive utilities or sign for a longer period. Flexibility is more useful when it is specific. “Anywhere nice” makes the matching problem harder, not easier.
Require useful follow-up, not spam
Ask managers to identify the actual apartment, total cost, deposit/contract classification, available date and the five most important features in their first response. Consent to sharing a request should be explicit, limited and reversible. Do not send passports or sensitive financial documents to multiple unknown operators just to collect options.
